DESIGN GUIDELINES: ORGANIZATION

 

This document summarizes the design guidelines established for the Tennessee Technology Corridor and identifies a unique set of tools for guiding future development. It is intended that developers refer to this document during the site planning process. The Metropolitan Planning Commission and the Tennessee Technology Corridor Development Authority use this document in the development review process when considering approval of any development within the Corridor.
The Development Authority, by virtue of its role in issuing a Certificate of Appropriateness prior to any new development within the Technology Corridor, will be the primary enforcer of these guidelines which serve as the basis for determining whether or not the developer's or land user's plans are consistent with the Tennessee Technology Corridor's development policies.
This document is organized into six sections. Section One outlines the concept of Technology Corridor and the policies used to guide the development process. The remaining sections detail specific guidelines used to implement development policies. These guidelines are listed as five categories of design including Site Design, Building Design, Landscaping, Signage, and Residential Design. The intent is to ensure reasonable consistency with the overall development objectives while establishing principles for each of the five categories of design.
These guidelines are intended to be used to complement the Tennessee Technology Corridor Comprehensive Plan and the Tennessee Technology Corridor Development Review Procedures. All three documents are intended to encourage economic development while preserving the aesthetic character of the Parkway. Developers and site planners should refer to all three documents before making important and fundamental site planning decisions.
