Description

The interchange/intersection at E. Red Bud Road is located at the edge of the Island Home Community Club neighborhood. Proposed commercial use at this intersection/interchange will provide neighborhood commercial services for residents in the northeast quadrant (Census Tract 22) of the sector, which had about 4,100 population in year 2000 and encompasses the Island Home Park and Island Home Community Club neighborhoods.

This proposal is based on recommendations from the Urban Land Institute which suggests that 4-8 acres of gross land area for a neighborhood commercial center is a desirable size to serve and support a minimum of 4,000 population within a 1/2 mile radius.(1)

Most of the land along the proposed corridor is on steep slopes and should be recommended as a steep slope protection area. Some areas that are not on steep slopes are recommended as Low Density Residential.
