ENVIRONMENTAL CONSTRAINTS

• Slopes exceeding 15% can be found on 2,013 acres or 28.5% of the land.
• Areas south of Rodgers Ridge contain mostly water soluble carbonate rocks that have formed abundant sinkholes, caves and underground channels.
• Most soils in this sector have severe limitation ratings for development except for areas with Litz-Sequoia soil.
• Over 50% of the land on Dickinson Island is a floodplain, and the island is used as an airport for single- or twin-engine planes.

LOCALIZED FLOODING

• Areas that frequently experience localized flooding after severe rains are:
• Goose Creek along Maryville Pike
• Sims Road and Avenue A in the Vestal neighborhood
• Baker Creek along Lenland Avenue and Brownairs Lane
• The cul-de-sac of Meadow Oaks Lane
• Knob Creek along Green Meadow Drive Soil erosion also occurs along the creek bank

• Small ponds which are fed only by underground water and rain often have very high algae content in the spring. These can be seen in several ponds located on the southern side of the sector
• Groundwater contamination by leaking of underground fuel storage was suspected in the Chapman Highway/W. Moody Avenue area.
