The Landings


Development in Knox County showed signs of improvement as residential building activity increased in 2010 although the number of non-residential units built fell drastically since 2009.

A total of 1,776 residential units were built in 2010, an increase of 20 percent since 2009. Multi-dwelling units garnered the bulk of residential development with 818 new units, followed closely by detached dwellings, which numbered 781. The value of residential construction also rose, reaching $201.5 million in 2010, an increase of 39 percent.

For non-residential construction, the 60 new units built in 2010 represented a 41 percent drop since the previous year, and the total value of new construction was down 71 percent from 2009 to $42.8 million this past year.

In 2010, 50 residential and non-residential rezonings converted 329 acres of land. Agricultural land converted by rezoning continued to drop as only 34 total acres were rezoned in 2010. Only 70 residential subdivisions were approved, down from 83 in 2009.

Two of the more notable residential projects in 2010 were the $19.8 million, 336-unit Amberleigh Bluff apartments and the $10.4 million, 150-unit The Landings apartments. Other building activity highlights included the $4 million D1 Sports Complex, $4 million Southern Medical Group offices, and the $5 million Concord United Methodist Church.
