APPROVE the concept plan subject to 9 conditions

1. Connection to sanitary sewer and meeting any other relevant requirement of the Knox County Health Dept.
2. Provision of a street name which is consistent with the Knox County Uniform Street Naming and Addressing System in Knox County (Ord. 91-1-102).
3. Placing a note on the final plate that lots 1 and 26 will have access from the internal street only.
4. Compaction testing of all fill areas within the proposed street right-of-way as required by the Knox County Dept. of Engineering and Public Works.
5. All grading being contained on the site or obtaining an easement from the adjoining property owner(s).
6. Meeting all applicable requirements and obtaining all required permits from the Tennessee Dept. of Environment and Conservation.
7. Meeting all applicable requirements of the Knox County Dept. of Engineering and Public Works.
8. Meeting all requirements of the approved use on review development plan.
9. A final plat based on this concept plan will not be accepted for review by MPC until certification of design plan approval has been submitted to MPC staff.
